TERMS AND CONDITIONS / RENTAL AGREEMENT
PAYMENT
An advance payment equal to 25% of the rental rate is required to secure the booking. The balance of payment is due on the day of arrival. The Property owner can accept payment by credit card (MasterCard, Maestro, Visa, Visa Electron, American Express, Solo, and Discover), bank transfer (for UK renters to a UK bank account) or PayPal. For payment by credit card the Guest will receive an invoice by email via PayPal to effect payment. The Guest does NOT need a PayPal account to pay the invoice by credit card.
CANCELLATIONS
A fourteen (14) day notice is required for cancellation. Cancellations that are made more than fourteen (14) days prior to the arrival date will be refunded in full, less any PayPal fees the Property owner has incurred to process any payments and refund. Cancellations, or changes that result in a shortened stay, within the 14-day arrival date, forfeit all payments made.
CHECK IN / OUT – Check in 3pm and check out 11am. However, if the Property owner does not have other guests checking in or out that day these times are flexible.
MINIMUM STAY.
The Property requires a three (3) night minimum stay. Longer minimum stays may be required during holiday periods. If a rental is taken for less than three days, the guest will be charged the three-night rate.
OCCUPANCY
Guest agrees that no more than four (4) persons in a two-bedroom apartment and two (2) persons in the one-bedroom apartment, shall be permitted to stay in the Property overnight at any time during the Rental Term, all of whom shall comply with the conditions and restrictions imposed upon Guest under this Agreement. Visitors of the Guest are permitted but shall comply with the conditions and restrictions imposed upon Guest under this Agreement.
WEEKLY MAID SERVICE
The Property will be cleaned, beds changed, and clean towels provided on a weekly basis. It is suggested the Guest brings beach towels as the Property owner does not permit towels or linens to be taken from the Property.
SWIMMING POOL / PLUNGE POOL
Chemical levels will be checked, and the pools cleaned every three (3) days. The plunge pool is private to the unit. The infinity swimming pool on the property is available for Guest use Monday to Friday 8am – 6pm and by arrangement outside of these times. PARKING
The Property has its’ own private parking space. Guest will be provided with a remote sensor for operating the automated gate. This must be returned upon departure, or the replacement cost will be deducted from the damage deposit.
HURRICANE OR STORM POLICY
No refunds will be given unless:
a. The National Weather Service orders mandatory evacuation in a ""Tropical Storm/Hurricane Warning area"".
The day that the National Weather Service orders a mandatory evacuation order in a ""Tropical Storm/Hurricane Warning,"" area, we will refund: a. Any unused portion of rent from a guest currently registered.
b. Any unused portion of rent from a guest that is scheduled to arrive, and wants to shorten their stay, to come in after the Hurricane Warning is lifted; and
c. Any advance rents collected or deposited for a reservation that is scheduled to arrive during the ""Hurricane Warning"" period. UTILITIES
All utilities are included in the rent. The Guest is kindly asked to turn off the air conditioning units and ceiling fans when leaving the apartment.
RISK OF LOSS AND INDEMNIFICATION
Guest agrees that all personal property, furnishings, personal affects, and other items brought into the Property by Guest, or their permitted guests and visitors shall be at the sole risk of Guest with regard to any theft, damage, destruction or other loss and the Property owner shall not be responsible or liable for any reason whatsoever.

Minimum of 5 nights at the Vacation Club. Valid for stay from January 5 to April 15, 2024. Cannot be combined with any other promotions.

Credit Card is required at the time of booking, seasonal deposit and cancellation policies apply
